Frequently Asked Questions

Why does a Buyer need an inspection?
It takes experience and a well trained eye to spot many sources of trouble that would otherwise go undetected. Knowing what to look for, and where to look makes the difference. A professional home inspection may reveal hidden problems which can be addressed prior to purchasing the home.

Should we attend the inspection?
We encourage your presence, particularly at the end of an inspection. We find this is an excellent opportunity for you to get a better feel for the home. At the end of our inspection, we will inform you of our findings. It is often difficult to fully convey certain information regarding a problem or concern through a written report. The ability to visually view specific problems is typically beneficial to the Buyer. The conversation during this review between Inspector and Buyer often adds additional insights and understanding of the problems.

Do you follow any standards?
Yes. Our inspection procedures and written reports conform to the Texas Real Estate Commission’s Standards of Practice. The State of Texas is one of the few states to require licensing of home inspectors.

What does an inspection by Better Inspections include?
Inspections are essentially visual examinations designed to discover major problems and to determine whether or not the equipment within a home is performing properly. Houses can be deceivingly complex structures, which consist of a large number of complicated systems.
We thoroughly inspect all accessible areas of the home, operate the appliances, test the equipment and examine the plumbing facilities. Malfunctions and defects are listed on a report. Normal wear and tear of the home will generally not appear on the report.
